Floor sanding

Floor sanding is priced on area, the number of coats, the product and how bad the floor is. Stairs and edges take longer than an empty room. This guide does not publish a rate.

Ask whether repairs to boards, gaps and squeaks are included or billed after the first cut.

This guide does not publish a dollar figure. We only print a price when a government agency, industry body or manufacturer has published a rate we can link to. Use the factors and the questions when you compare quotes.

What changes the price

  • Condition. Old adhesive, pet stains, paint and previous coatings change how many passes the sander needs.
  • Coating. Oil, hardwax and polyurethane wear differently and need different cure times. Name the product.
  • Edges and stairs. These are hand work. A room-only price that excludes them is incomplete if you have them.
  • Furniture and dust. The house has to be empty of loose furniture. Ask how dust is controlled.
  • Repairs. Replacing boards and punching nails should be listed before the finish goes on.

Questions to ask

  • What area is included, and are stairs extra?
  • Which coating and how many coats?
  • Are board repairs included or a variation?
  • How soon can furniture go back?
  • What does the warranty exclude?
  • Do I need to move appliances?

Common questions

Is a new floor cheaper than sanding?

That depends on the boards you have. Ask for both options if the floor is badly cupped or too thin to sand again.

Why no rate per square metre?

We do not have a citable public rate that includes coats and repairs. Compare quotes that name the same product and the same rooms.
